Tenant Selection For Your Property & The Tenancy Agreement

The key to a successful tenancy is getting the right tenant in your property from the word go. We want the best possible tenant for your property, that’s why we carry out an extremely thorough and comprehensive tenant selection process, which includes:

• An extremely detailed tenant application form

• Verification of employment references

• Checks of previous rental references

• Confirmation of business references

• Checking of ownership of property

• Screening tenants through two of the most extensive data bases in New Zealand; Veda and the Tenancy Tribunal. This allows us to identify tenants who may have previously defaulted with rental payments, other credit issues, or breached a previous Tenancy Agreement.

There are many more facets of the tenancy application process. Once a tenant application has been vetted and presented to you and approved, we will organise the paper work on your behalf, ensuring tenants completely understand what they are signing and their obligations while renting your property.

We also collect the bond and lodge it with the Department of Building and Housing New Zealand.

Repairs & Maintenance

Keeping your rental property in good order will help ensure your tenancy runs as smoothly as possible.

Should your property be in need of repairs and maintenance, once authorised by you (in line with the management authority) we will ensure they are carried out in a timely manner. The tradespeople we recommend are reliable, reputable and cost effective. Emergency works may be carried out at our discretion to ensure damage to your property is minimised and to ensure the safety of the tenant. You will always be notified promptly. All repairs and maintenance invoices are kept in your property file and a copy forwarded to you with your end of month statement, this ensures you don’t miss out on any tax deductions and you are always informed on what repairs and maintenance have been carried out.

 

Tenancy Renewals

Harcourts Property Management reviews the rent on your property regularly and at least eight weeks prior to the expiry date of any current tenancy. We then seek your instruction as to whether you wish to renew the tenancy, and on what terms. Following negotiation with you and the tenant, we will prepare renewal documentation for the agreed period and rent. You will be promptly advised if your tenants choose not to renew their tenancy agreement and we always commence advertising swiftly to ensure vacancy is minimised.

 

Property Inspections

Pre-Tenancy:

Harcourts Property Management conducts a thorough Property Condition Report on your property prior to the start of the tenancy, detailing the condition and state of the property. We use digital photography to provide an indisputable record.

Throughout Tenancy:

Comprehensive regular inspections are carried out throughout the tenancy, with a full written report provided to you. If there are any areas of concern we advise the tenant in writing and undertake a follow up inspection where necessary. You are always kept informed.

End of Tenancy:

A detailed final inspection is conducted to compare the state of the property to that of when it was first rented to the tenant, taking into account fair wear and tear. We can then finalise the bond and deduct any necessary expenses.
